Seabreeze rooms only guest house in Edinburgh has three very comfortable rooms available to choose from on your next visit to Edinburgh. Each room includes tea and coffee making facilities along with complimentary biscuits and bottled water.


All rooms offer a TV with digital ‘Freeview’ channels and a DVD player – watch a film in the comfort of your bedroom or bring your favourite box set with you! A selection of books and DVDs are available for guests to borrow at no extra charge from our reception desk. There is also a USB charging socket in all rooms so you don’t need to bring a plug.


King Size/Family Room - Sea View

The large family room contains a king-size bed and single bed, with the option of a cot, making it ideal accommodation for up to three guests. The room has its original fireplace and a large bay window with a stunning view across the Firth of Forth making it an extremely relaxing space.

Small Double/Single Room, Private Bathroom with Sea View

The small double or single room is a relaxing bedroom and has a comfortable double bed and period feature fireplace. This room has a private bathroom with a bath and overhead shower (not en-suite but for the exclusive use of guests in this room). There is a wonderful view across the Firth of Forth.
